The inspection

He starts at the roof and works down.

Every photo below came off a real inspection — which is the whole point. You get the same pictures, in the same detail, in your report.

  1. Attic space with blown-in insulation and exposed roof framing
    Up top

    Roof, attic & insulation

Over the shingles and into the roof space: framing, ventilation, and how far the insulation actually reaches. Attics are where the expensive surprises hide.

  2. An open electrical panel being checked breaker by breaker during an inspection
    Inside

    The electrical panel

The panel comes off. Breakers, wiring and connections get checked one by one, and anything that needs attention is photographed with a note you can hand to an electrician.

  3. Plumbing stack and mechanical connections marked up during an inspection
    Down below

    Plumbing & mechanical

Supply lines, drains, the water heater and the systems around them — traced and documented rather than glanced at on the way past.

  4. Checking exterior grading and siding at the base of a house in winter
    Outside

    Exterior & grading

Siding, penetrations, and the way the ground slopes away from the foundation — the quiet causes of most water problems, checked in whatever weather the day brings.

What you walk away with

A report you can actually act on

Buyers describe the same thing again and again: a written report, with pictures, that separates what matters now from what to plan for later — and an inspector who already explained all of it on the walkthrough.

How much does a home inspection cost?
It depends on the building — size, age, property type and what's accessible on the day. Call or email Issa with the address and he'll give you a clear price before you book. No buyer should be finding out the number afterwards.
How soon do I get the report?
You leave the inspection already knowing the important parts — Issa explains every finding on the spot while you walk through with him. The written report with photos follows. Ask him for the exact turnaround when you book; it moves with the season.
Can I come along on the inspection?
Yes, and it's worth doing. It's the single thing buyers mention most in his reviews: he takes the time to explain what he's looking at, while he's looking at it, and answers questions as they come up.
What's in the report?
A detailed written report with photos, in plain language, separating what needs attention now from what to plan for later. Several clients also mention the maintenance tips he includes for the years ahead.
What actually gets inspected?
Issa starts at the roof and works down: roof and attic, insulation and ventilation, the electrical panel, plumbing and mechanical systems, then the exterior envelope and the grading around the foundation.
Do you inspect on the Ontario side?
Yes. Issa works both sides of the river — Gatineau, Hull, Aylmer, Ottawa, Orléans, Kanata and the surrounding areas. A little further out? Call and ask.
